About Dholera Master plan
The Dholera Master Plan isn’t just a layout or government document — it’s a strategic vision for India’s urban future. Envisioned as part of the ambitious Delhi-Mumbai Industrial Corridor (DMIC), this mega project is jointly developed by the Government of India, the State Government of Gujarat, and global technology and infrastructure partners. It marks the beginning of a new era in city building, where technology, sustainability, and infrastructure go hand in hand to support economic growth and human-centric living.

Situated approximately 100 kilometers southwest of Ahmedabad, Dholera Special Investment Region (Dholera SIR) is poised to become India’s first greenfield smart city — meaning it’s being built from scratch on previously undeveloped land. This gives the planners a clean slate to design a world-class city, free from the limitations of old infrastructure or congested urban layouts.
A City Designed for the Future — Not the Past Unlike traditional cities that evolve haphazardly over decades, Dholera is being developed with future-ready infrastructure, keeping in mind population growth, climate change, economic shifts, and global connectivity. The planning ensures that the city can grow horizontally and vertically with ease, thanks to modular zoning, pre-approved town planning schemes (TPs), and a scalable urban design framework.

Sustainability is Not an Afterthought — It’s the Foundation At the heart of the Dholera Master Plan lies a powerful commitment to sustainability and green living. This is India’s first city with minimum 30% land reserved for green cover, including parks, gardens, eco-corridors, and landscape buffers. Advanced systems for rainwater harvesting, wastewater recycling, solid waste management, and renewable energy are integrated at the planning stage — not as later additions.
The city also promotes non-motorized transport (NMT) with dedicated cycle tracks, pedestrian walkways, and BRT/MRT routes, ensuring a cleaner, safer, and healthier urban lifestyle for future generations.
